If I want to sell my Townhome and move by March 2008, when is a good time to place it on the mls with a real estate company?
As soon as possible! Market time can easily be 90-120 days right now, even when the home is aggressively priced.
A home will sell if it is in absolute perfect condition and is priced competitively with similar homes currently on the market. CONDITION IS CRITICAL! Buyer's have plenty of homes to choose from and don't have to settle for anything less than perfect. It is important to consult with a Realtor before offering your home on the market. I would be more than happy to meet with you and advise as to what improvements will help expedite the sale of your home.
Michael - I notice that alot of homes in my area are listed for less than what I paid 2 years ago. Is this common? Will I have to sell it for less as well in order to sell mine?
Unfortunately, that is the exact situation that most homeowners are in if they bought within the last 2, 3, even 4 years in some areas. Those are the people that bought at the absolute peak of the market. If you put at least 10% down when you purchased, you might be able to sell and break even. Or another option is to bring money to the closing.
Another great option for homeowners in this situation is to rent. The rental market is stronger than the resale market right now. The rent might not completely cover your mortgage, but it will be close. I'm doing more rental business than I ever had before in my career. It's not too hard to find good, qualified tenants.
